Rehab funds are usually released in draws after an inspection confirms the work for that phase is done, so plan to pay for each phase before it is reimbursed. The largest single draw is a rough guide to the working cash you may need. Your loan documents set the actual draw steps. Beltway Lending fix and flip loans can finance up to 90% of the purchase and up to 100% of the rehab, and we have options with both Dutch and non-Dutch interest (interest on the full loan, or only on funds drawn), if you prefer one.
Estimates only. Not financial, tax or legal advice, not a loan offer or commitment to lend, and not a guarantee of results. Rates and costs shown are examples or numbers you entered, not Beltway Lending's rates or terms. Actual terms depend on the property, the borrower and the loan program. Calculator terms
- Line total = quantity x unit cost x local cost factor.
- Subtotal = sum of all line totals.
- Contingency = subtotal x contingency %.
- Contractor fee = subtotal x contractor fee %.
- Total rehab budget = subtotal + contingency + contractor fee.
- Cost per sq ft = total rehab budget / square feet.
- Each draw = the adjusted line totals assigned to that phase, plus the contractor fee on those lines. Contingency is shown as its own line because it is only drawn if overruns happen.
- Largest single draw = the biggest of the four phase draws.
Example starting points: flooring, paint, drywall, electrical and plumbing use square feet; windows use bedrooms x 2 + 4; baths use the bathroom count; kitchen, HVAC, permits and exterior are allowances. Costs are rough national figures for illustration only. Real costs vary widely by market, house condition and finish level, so replace them with contractor bids.
