Estimates only. Not financial, tax or legal advice, not a loan offer or commitment to lend, and not a guarantee of results. Rates and costs shown are examples or numbers you entered, not Beltway Lending's rates or terms. Actual terms depend on the property, the borrower and the loan program.
- Loan amount = property value × LTV %, or the loan amount you enter.
- Amortizing payment (P&I) = L × r ÷ (1 − (1 + r)−n), where L is the loan, r is the yearly rate ÷ 12, and n is 360 months (30 years) or 480 months (40 years).
- Interest-only payment = loan × yearly rate ÷ 12.
- PITIA = payment + property taxes + insurance + HOA dues + flood insurance, all per month.
- DSCR = monthly rent ÷ PITIA. This is the same rent-to-PITIA method described on our DSCR loan page. It is shown to two decimals.
- Rent needed for a DSCR of 1.00 = PITIA; for 1.25 = PITIA × 1.25.
- Monthly cash flow = rent − PITIA. It does not include vacancy, repairs, management, utilities or reserves, so real cash flow is usually lower.
Ranges shown: under 1.00 means the rent does not cover PITIA; 1.00 to 1.19 means it covers PITIA with a thin margin; 1.20 and up means it covers PITIA with more room. A DSCR below 1.00 may still be possible at lower leverage. Lenders may calculate DSCR differently and use their own rent and cost figures.
